Case Study: The New Englander Expansion


Introduction: A Family’s Journey Begins 

The New Englander Expansion was an exciting project for a growing family nestled along the beautiful seacoast of New Hampshire. When we first began this project, the couple had one adorable daughter and by the time we celebrated its completion in 2022, they had welcomed two additional children, all while navigating the challenges posed by a global pandemic. 

The original home was a charming “short” New Englander which offered approximately 1,500 square feet of living space. It featured three bedrooms, one and a half bathrooms, a living room, dining area, den, and kitchen. Situated on a double lot, the decision was made to consolidate the lots, allowing us to expand the home without being constrained by the property’s depth. Ultimately, we transformed the space into an extended residence of about 3,200 square feet, complemented by an additional 1,000 square feet of outdoor living space, including a patio and deck.

Project Scope: Navigating Historical Regulations  

Located in the Historic District Commission (HDC) of Portsmouth, NH, the home required careful consideration of local regulations. The HDC is responsible for approving any modifications to structures within the historic district, requiring that we obtain their approval prior to engaging with any other boards. This meant submitting comprehensive drawings and photographs of both the existing structure and our proposed plans for their review. 

Securing HDC approval was critical because without it, we could not proceed with our design. As we navigated this process, the pandemic brought unforeseen delays and challenges. Additionally, because of the narrowness of the lot, we also needed to present our plans to the Board of Adjustment (BOA) or Zoning Board of Appeals (ZBA) for further consideration. 

Our primary objective was to design a footprint and roofline that would satisfy both the HDC and BOA, while also meeting the client’s needs. We were mostly looking at massing footprint and rooflines, along with the window arrangements. Once we received the necessary approvals, we refined the design, ensuring it aligned closely with what the city would ultimately hold us accountable for. This process required numerous meetings and extended timelines, but it was essential to preserving the integrity of the historic home.

Completion: A Harmonious Blend of Old and New  

With all approvals secured from the city of Portsmouth, we were finally able to begin the remodeling process! The result is a beautifully transformed 4-bedroom, 4-bath home that seamlessly blends historical charm with modern conveniences. The first floor features a spacious open-concept area which includes the kitchen, living room, and dining room, all flowing out to a functional deck, which is perfect for family gatherings. 

We extended the back of the house to create a walk-out basement, complete with a cozy family room, a mudroom, and a home office that opens up to a stunning outdoor space. The redesign also incorporated a playroom and ample storage solutions to accommodate the needs of this growing family. 

While the project took longer than initially anticipated due to budget considerations and pandemic-related supply chain disruptions, our commitment to the original scope never changed. The overall renovation was a success and we were able to preserve the historical essence of the home while providing modern amenities tailored for a sweet family of five. The New Englander Expansion truly stands as a testament to the harmonious blend of heritage and contemporary living.
