This ocean cottage got a facelift and gained some weight, but the most important part of this project was maximizing the view. Here’s how we did it…
New and Moved Windows.
- The owners had done a “Phase 1” renovation to the house five years ago and bought new Marvin windows. Since these are such high-quality windows, we were able to reuse them but relocated them into an interesting pattern and married them with new Marvins. It made for a complicated window schedule, but we figured it out.
Large Slider to Deck off 2nd floor Master Bedroom.
- The master bedroom is the new 2nd floor addition. The slider is centered in the bedroom which is centered above the front door. This 2nd floor deck creates a functional covered entryway. This 9’-0” slider and deck maximize the view.

- Putting the sink in the island facing the front allows view maximization.
Upgraded Screen Porch to Large expansive front Deck.
- The old screen porch was worn down and difficult to see out the screens. We installed storm/screen doors. The storms can be stored during the summer and switched out for screens in the summer. With new radiant heated tile floors and storm glass, they will be able to use the space much longer into the winter season.
- There is a large expansive deck off the screen porch that boasts seating for dining, living and a hot tub
Creating Cathedral Ceilings makes any space feel better.
- We created four spaces as cathedral ceilings: Kitchen/ Dining, Living Room, Screen Porch and the old Master Bedroom. All these ceiling have v-match wood finish with wood beams for a rich and dimensional feeling.
Beautifully Landscaped Garden with a Deck from the Master Bedroom that creates a Covered Entryway.
- We were able to create a beautifully landscaped yard complete with Adirondack chairs in the front for simply relaxing and enjoying the view.
With a little bit of planning, the return on investment is vast.
