This home is located on a Tidal Marsh in New Castle, NH, and sits high on the lot for a wonderful view of water and wildlife.
The original home was actually a modular home and turned into quite the challenge. But if any builder was up for it, Havenhill Builders was. It was not until demolition that we discovered why we had the discrepancies we had from measuring. We had structure and odd framing to contend with but Havenhill tackled every challenge with ingenuity.
Since the house is located close to the water, we had to get Conservation Commission approval for anything that we did on the property. We removed a (falling down) deck off the second floor adding light to the first floor then created a large mahogany deck off the back. The existing house had a covered front porch, so we enclosed the porch to create a mudroom and new entrance off the garage with new front stairs.
Inside the house, we opened the space completely between dining, living, and kitchen with tall windows and a 16’-0” slider to the back deck. A small powder room and pantry flank the kitchen on the north side of the house.
The staircase is 2-1/2” thick maple open treads with black posts and cable rail system and makes a statement from walking in the space. This light and significant feature breathe modern into space with clean, crisp lines.
All the cabinetry is constructed by Havenhill Builders as they did an amazing job with these simple shaker-style inset cabinets. The black hardware with soapstone top pulls the strong black and whites together with natural wood.
The fireplace is always a challenge to hit code while still accomplishing a strong design aesthetic. The picture framing and layering of white wood create texture and depth. A TV will be placed above the white oak floating mantle.
The Master Suite is complete with a walk-in closet and a barn door to introduce the natural wood texture and color while the master bath is complete with toilet/ shower room separate from the double vanity and bathtub. In order to keep plumbing simplified and re-use some existing walls, the guest bath ended up in the interior of the building, so we added a window high up for natural light.
There is an exercise or reading area at the top of the stairs. A great place to watch the world go by while enjoying the sun. And the stairs down lead into the mudroom area with black and white patterned floor tile.
This 1800 sqft – 3 bedrooms, 2-1/2 bath, 2-car garage house ends up everything the homeowners need with clean lines and filled with gorgeous light.
