Sneak Peek at the York Cape Addition


Are you ready for a sneak peek at the York Cape Addition?

 

This is an amazing property in York, Maine with a perfect view of The Nubble. This is a cape from the front view of the house and from the back is a tall three-story elevation filled with windows. So, in doing an addition, we also decided to depart from the traditional cape style, removing the center front door and create a “connector” to the new garage with living space above.

The existing house will get a full first-floor renovation with moving the laundry, flipping the existing living room into a dining room and a new kitchen. The “connector” on the first floor will include a living room, office/bedroom, mudroom w/ full bath, and staircase to the living space over the garage. On the second floor, the master suite becomes the entire second floor of the existing house and the “connector” space becomes a large walk-in closet, storage, and workout space/ office.

The garage is an oversized two-car  24’ x 30’ with a living space to include a kitchen, dining, living area, and one bedroom and bath.

The “connector” will have a 16’ long slider opening out onto a patio that will take advantage of the grade for more water views. In the spring, this is the warmer side of the house as the wind from the north can be chilly. The landscaping plan is an essential part of this project to transition from the garage elevation to the existing first-floor height. We will be retaining this patio with a stone wall and stairs. A drip edge and planting bed will buffer between the hard surface of the patio and the structure.

This will be home to a family with children currently in their 20’s so that as they age and have children each will have their own space but when the kids are not around the house won’t feel too large for two people. I always say every home is custom so designing a space that is appropriate for my client’s needs is always a priority.
