This raised ranch ranch needed some help – badly! Since it is located near the water, it literally requires every permit required by the state of New Hampshire and the City of Portsmouth, NH: wetland, shoreland, lot coverage variance and conditional use. An endangered plant species was even located near wetland, so there is another permitting phase to go through. There is an attorney, civil engineer, landscape architect, contractor and myself on this team of professionals to get these permits in place – no small task.
We have decided to pull an Interior Building Permit while the exterior is still in application. Since it is a ranch, the construction is simple, one structural wall holding up the roof. So we opened everything up in order to get light and height and fix some issues that were existing. We now have a blank slate to work from.
